Subject: [ISBA RealEstate] Real Estate Contract Forfeiture
It has been awhile since I have done one of these.
Joe sold his real estate in Des Moines County, Iowa to Sally by real estate contract, the contract has forfeiture language and was recorded April 2, 2011.
Sally is seriously delinquent and Joe wants to forfeit the contract.
A lien search was done and there are several federal tax liens, Department of Revenue tax liens and judgments against Judy.
My question is who all needs served the notice of forfeiture, I seem to recall that for the federal tax liens they have 60 days. Any guidance would be appreciated.
