Happy Tuesday!  What has been your practice where a Debtor owner of real estate is in BK and it is time to send the Tax Certificate right of redemption?  The particular one I’m working on is a Chapter 11 – so unless the BK is dismissed, it will be in BK for a while.  Has the practice been to seek relief from the stay in order to send the notices? Counsel of record for the Debtor will not stipulate for relief, nor have any payments been received from debtors operation of business.  The treasurer actually holds the secured claim for delinquent taxes – my client did not file a POC.  Chapter 11 schedules show taxes to be paid from proceeds of asset sale, but the closing was the first part of May, and my client has not been paid.
